Salida CO Real Estate Sales – January 2017 update
The Salida real estate market just keeps growing….
In 2016, 138 homes sold in town. The median price rose to $331,000 – up from $275,000 in 2015! As I’ve written about in previous posts, this doesn’t necessarily mean that the same house would sell for 15% more. The median price may represent more new homes and more high-end homes selling. And again (and probably into the future as well), the main factor driving growth in Salida is the overall growth in Colorado.
According to an article in the Denver Post and a study from the state’s Division of Property Taxation, total residential property values in Colorado have increased from $560.2 billion in April 2015 to $700.2 billion in June of 2016. While some of that reflects new construction, the majority of the 25% increase is due to an overall rise in home values. I thought it was interesting to see Chaffee County mentioned as one of the fast growing counties-
“Other places with a jump in residential property values the past two years include Boulder, Broomfield, Denver, Weld, Phillips, Elbert, Chaffee, Adams and Arapahoe counties.”

The median price for a home in Salida was $331,000 (does not include sales outside of Salida city limits)
The most expensive sale was a river front home on Sackett Avenue that sold for $699,000. This might be the most expensive single family, in town sale in Salida’s history.
9 homes sold for under $200,000 (many of these being condos, trailers or homes that might end up being scraped).
42 homes sold in the $200 – $300K range
58 homes sold in the $300-$400K range
26 homes sold for over $400,000
